I am thinking about buying a trailer and moving into a manufactured home community.
Do you people think that single or doublewide is the way to go? Any brands or areas you would suggest?
I think that living in a trailer beats renting and is a GREAT investment.

There is one problem with a single wide: When a tornado hits your trailer park, and one will cuz they always do, a single wide just doesn't have the muscle to hold itself down to the ground. Due to that fact, i'd pony up the extra 50 bucks and get the double wide.

Single wides are a savvy investment Raw, I don't know if you can handle them. As everyone knows, they appreciate by 20% each year, are rock solid in their construction, and have plenty of floor space for the baby to roam around amongst the beer bottles.

I'm not sure what kind of money you are working with, but I would highly suggest that you don't move into a park. You will be much better off moving into a condo if you don't have the funds to secure a morgage for a house. Its a much better investment and modular homes depreciate allot once you buy them. Overall they are money pits. Just some words of advice. Best wishes!

Oh no!!!
I want to assure that when my children visit (4 kids, 3 moms) that they have plenty of room, and no pesky yuppie neighbors.
Plus, there are always helpfull people around the park that are willing with watch my kids if I need to go out on Friday and Saturday night (I only get them on weekends).

Get a double wide - all of my friends who live in parks prefer them - and these are people who used to live in single wides. Plus there are other options you can get like a basement with doubles.

WOW! Basements! That sounds great! I don't really work full time due to my heavy drinking and inability to keep a job more then 2 months. I could do all sorts of things with a basement, maybe even start a day care!

Average price on manufactured home is $65,000 w/mortgage interest of at least 10% and “park” and sewer rent of another $250.00. You are much better off getting small house worth $80,000 or continue on renting. So really there is no FINANCIAL RETURN OR BENEFIT getting a trailer.

But Devolve said they appreciate 20% a year!
That means if I buy one for $50,000, it is worth $60,000 the next year, and $72,000 the year after!!!!! Even with $3000 a year in utilities, I am clearing over $7,000 my first year!!! Not to mention my daycare business I can start!
I'm going to be rich! I maybe able to start pay child support again!

What are you talking about?
I just filled out mortgage papers for my house. Luckily I qualified for a 12.5% loan over 2 years, then it adjusts! It is SUCH a great deal, my loan officer told me that I would be charged more elsewhere.
I could only afford a single wide, I move in next week!
Who is up for the house warming party! 2 of my kids will be there, so bring all of yours!

Dear Raw V.
Before you rush into something consider a third option… You can never underestimate the value of a good old-fashioned refrigerator box. The capital investment is quite low and land acquisition for such a portable domicile is usually achievable. Merely select a box that suits your needs from the alley behind your nearest major appliance dealer (note: additional boxes can be joined to form a multiple room dwelling).
After acquiring the boxes, simply set up shop in an open field or next to a church where well-meaning parishioners are likely to bestow trinkets, beads and liquor upon you and your family. By the time you are evicted from the squalid little plot of ground you have claimed, the box will probably have diminished to such a degree that you will be ready to claim a new box and move on to another location.

just when I was about to post that the best investment would be to buy a double wide and begin selling drugs out of it. Now that's a profitable business. Plus, the double wide would provide more room for the crackheads to pass out on the floor when they inevitably run out of money and don't have a ride home

I was just thinking about how you could maximize your residual income buy not only charging for the day care, but setting up a dating service for all the single parents that drop said kids off for the day care. Compile that with the above mentioned Methlab / dope house this is sounding like a real money maker.

dont feel bad- i actually live in a double wide- MANUFACTURED home and i am trying to get out- i am pretty far from white trash- i was just very nieve when i decided to "invest". so....does anyone want to buy one- 1500 sq. ft. sorry- no basement- cops are here all the time because the music is too loud- so we had to be careful about the meth lab. seriously- if you have the land to put it on- its a great investment- otherwise-- you are soooooo screwed- it sucks because we are sooooooo far from civilization, but thats the price to pay for not being white trash.
the drive home at 3 (or 6) in the morning is the worst part. at least i always get to catch the sunrise!

i am in a park. i have been here for 4 years. at least i dont have to worry about people dropping in unexpectedly
except the cops.
but i am glad that i am in the park--- paying those damn meters sucks when i go out- and you get a ticket for double parking in detroit!
